– Mayor Arturo Rojas is considering repurposing the $4.5m oceanfront property for real estate development, though high construction costs and economic conditions are deterring private investment

The future of the historic Necochea Casino in Buenos Aires province remains in doubt following a failed bidding process for its slot machine operations.

Mayor Arturo Rojas confirmed this week that the lack of bidders for the gaming concession had been anticipated, citing prior warnings from Buenos Aires Lottery officials about minimal investor interest.

Currently, the casino is operating under what Rojas described as an “irregular” arrangement. The original loan agreement that authorised its operations has expired and not been renewed, leaving only a temporary extension in place.

Provincial authorities are reportedly considering whether any future bidder could relocate the casino to another site, potentially freeing up the existing oceanfront property for alternative uses.

Rojas said he supports exploring this option, which would allow the city to reimagine the prime coastal land, partially transforming it into a dry plaza and partly opening it up for real estate development.

Good to know: The last appraisal in 2020 valued the beachfront site at roughly $4.5m – a figure the mayor believes has remained relatively stable despite current economic challenges

However, Rojas also acknowledged that attracting private investment remains a significant hurdle due to low profitability and high construction costs in Necochea. “Today, urban development in Necochea isn’t profitable for investors. And no entrepreneur works at a loss,” Rojas noted.

While the mayor continues to favour a private investor acquiring and redeveloping the site, he recognised that other options may need to be considered to protect local jobs and stimulate the area’s economy if no buyer steps forward.

As discussions continue, the province’s next steps will be crucial for determining whether gaming operations remain in Necochea – and whether the beachfront casino’s iconic location could finally be redeveloped.
