Macau Legend reiterates impairment after casino exit decision
The Legend Palace Casino will close at the end of 2025.
Key points:
– Legend Palace Casino to shut on 31 December 2025 after SJM ends service agreement
– Independent valuation led to impairment on Macau assets due to weaker income outlook
– Satellite casino model remains under regulatory and commercial pressure
Macau Legend has released its Interim Report, confirming that SJM Resorts will not renew its service agreement for the Legend Palace Casino at Fisherman’s Wharf, bringing operations to a close at the end of the year.
As disclosed in its interim report, an impairment loss was recognised on non-current non-financial assets tied to its Macau cash-generating unit. An independent valuer assessed the recoverable amounts of investment properties, equipment and right-of-use assets as at 30 June 2025.
The assessment incorporated management’s plan to repurpose the casino space for retail leasing once gaming ceases. As projected rental income is significantly lower than past management fees from gaming operations, the value-in-use declined, resulting in a material impairment loss for the first half of 2025.
Macau Legend noted that it continues to review its satellite operations under the amended gaming law. While mass-market demand remains resilient, the group acknowledged that structural changes may be required to adapt to shifting policy and market conditions.

The company stated it will maintain expense discipline, safeguard employee rights and explore alternative uses for properties, while continuing to align with government directives and long-term diversification goals.
