Western New York’s Seneca Niagara Resorts & Casino is getting a multimillion-dollar room upgrade.

The resort announced a $47 million renovation of its 594 hotel rooms and suites, beginning in October. The project, which crews will tackle in three-floor phases, will fully renovate 22 floors and 394,000 square feet of the region’s largest hotel. Work is expected to be completed by December 2027.

In the release announcing the project, Seneca Resorts & Casinos (SRC) President & CEO Kevin Nephew said the renovation would elevate the resort’s memorable atmosphere.

“Seneca Niagara Resort & Casino is the gateway to bold, distinctive and memorable experiences for our guests,” Nephew said. “With this latest evolution, we continue to elevate our world-class atmosphere and keep Seneca Niagara at the leading edge of luxury to make each stay with us even more memorable.”

Covering all but 10 of the resort’s 604 rooms and suites, SRC confirmed in an email to Gambling Insider that the only guest rooms remaining untouched are its Penthouse suites.

Seneca Niagara’s Phased Reno Intended to Minimize Disturbances

When completed, the resort says guests can expect “exquisitely appointed” rooms designed for relaxation and recharging. Spaces where visitors can “fully envelop themselves in a cascade of comfort.”

In the release, SRC’s Hicham Jaddoud said the project vision “delivers on the elegance and quality our guests have come to expect.”

Responding to questions from Gambling Insider about the work’s expected disruptions, Nephew said guest comfort remains top of mind. The phased approach and other policies will minimize disturbances.

The phasing of this transformative project is being planned with our guests in mind. Work will be completed three floors at a time, so the majority of the rooms will remain available for guests throughout the entire construction period.

Also, we will have established construction elevators and work hours throughout the project so that our guests can continue to enjoy a world-class experience at Seneca Niagara Resort & Casino.”

Beyond its guest rooms, the 26-story resort houses restaurants, indoor swimming, a fitness center, high-end retail, and a full range of salon and spa services. There’s also the 2,300-seat Seneca Niagara Event Center, professional meeting rooms, and banquet space.

Room Upgrades Will Bolster Seneca Niagara’s Competitive Edge

In 2025, the Seneca Niagara Resort & Casino reported hosting over 181,000 room stays. Just over eight months into 2026, it reports approximately 141,000 check-ins.

Typically, Seneca Niagara is a popular destination for visitors from the United States, Canada, and around the world. However, since President Donald Trump began imposing tariffs and issuing 51st state threats, many Canadians have chosen not to cross the border. 

Many have also shifted spending away from American companies toward Canadian or international producers. This is particularly true since Prime Minister Mark Carney launched his “Elbows Up” political strategy in early 2025, before the last Canadian election.

Even Las Vegas is feeling the pinch. In January, Derek Stevens, owner of Circa Las Vegas, D Las Vegas, and Golden Gate Vegas, launched a promotion to entice Canadians to visit.

Gambling Insider asked Seneca if it had seen a corresponding dip in Canadian visitors, but Nephew’s emailed response was non-committal.

Asked whether the Canadian vibe shift played into the resort’s upgrade plans, Nephew said the decision was based solely on maintaining a competitive edge.

Our decision to make this dramatic investment in our room offering was driven only by our focus on remaining at the leading edge of our marketplace and continuing to meet and exceed not only what our guests deserve and expect, but also our own high standards for quality, elegance and excellence.”

SRC Plans Further Property Upgrades

This latest renovation is part of a wave of projects across Seneca Resorts & Casinos properties. 

Earlier this year, the company unveiled almost $3 million in renovations at Seneca Allegany’s Seneca Café. Another $5.8 million upgrade of Allegany’s Thunder Mountain Buffet is on track for a November completion. 

Meanwhile, SRC said it’s working on plans for further improvements across its resorts but is not ready to release specifics.

“Stay tuned,” Nephew said.
